	Standard specification of building work.
	• Excavation for foundation in earth, soil of all types, sand, gravel and soft murum.
	• Filling in plinth and floors with approved excavated material.
	• P.C.C. M-10 below RCC footing.
	• P.C.C. M-15 for floor P.C.C.
	• R.C.C. frame structure - M-20 grade for (footing, column, beams, lintel, slab, landing, staircase, chajja, pardi.)
	• Reinforcement- TMT FE - 500 Grades
	• Plinth Walls- First class Burnt Brick masonry 150 MM Thick.
	• Internal & External Walls- 150 mm thick A.A.C. BLOCK – Super structure and 100 mm thick RCC pardi as shown in drawing.
	• Internal cement plaster – 20 mm thick in single coat in cement mortar 1:5.
	• Wall putty – Asian/JK wall putty in two coats & Acrylic wall putty in one coat (except stilt floor).
	• External cement plaster - Base coat 15mm thick and final coat in 8mm thick in cement mortar 1:4. • Internal Painting – Royal luxury emulsion paint to all walls/ceilings & Oil bond color to Stilt floor
	• External painting –Exterior damp proof paint.
	• Flooring - Vitrified glossy finish tiles for all rooms & vitrified mat finish tiles to Toilet / Bath floors and dado.
	• Granite flooring – Staircase steps and landing.
	• Window – Color anodized Aluminum sliding window with mosquito mesh and Aluminum louvered window for Toilet/Bath with Exhaust fan arrangement in it.
	• Main Door Frame - Teak wood.
	• Door Leaf - Teak wood for main door, P.V.C. for Toilet/Bath & Flushed door for Rooms.
	• Waterproofing – Grit bat Coba over terrace, bedding for flooring of W.C. and bath. • Railing – M.S steel railing for Staircase.
	• OHT & GSR- Syntax 30000 litters each.
	• Safety M.S. gate at terrace.
	• Plumbing & Sanitation work - Eco drain pipe for external drainage work. PVC SWR pipes as per standard requirements for plumbing and sanitation work. UPVC pipes for water supply as per standard requirements. Necessary drainage work, PVC readymade chambers, etc.
	• Toile/ Bath – ISI Mark make sanitary ware & fittings.
	• Electrification – Concealed wiring & modular switches as per standard requirements.
	• MCB/DB – MDS LEGRAND make as per standard requirements
	• Meter box cover.
	• Living room (electrification) - 1 Tube, 2 wall lights, 1 fan, 6Amp 4 plug points, T.V. point, Telephone point as per standard requirements.
	• Kitchen (electrification) - 1 Tube, 2 wall lights, 1 fan, one 6amp & one 15amp plug point on Kitchen platform & additional plug point for fridge etc. & Exhaust fan point above kitchen platform or in front side window as per standard requirements
